The Transbay Parcel F project is an approximately 800-foot tall mixed-use tower in downtown San Francisco that includes a luxury five start hotel, dedicated office, retail, and for-sale residential units. It is also one of the only three buildings with a direct connection to the adjacent Salesforce Transit Center’s 5.4 acre rooftop park via pedestrian sky bridge. The development of Transbay Parcel F will create core-located, transit-oriented Class A office space, hotel rooms, luxury condominiums, and a substantial supply of affordable housing in the densest and dynamic neighborhood in San Francisco.

The structure features four below-grade and 62 above-grade levels and totals approximately 1.1 million square feet. The project features a very challenging design at the below-grade and podium levels due to adjacent site constraints. Approximately one-third of the site is occupied by a below-grade train box that will connect to the lower levels of the Salesforce Transit Centre. Both of these constraints drove the architecture and design of the structure.

The FivD Advantage:

HKS is the Architect of Record for this project. The entire documentation process was completed between HKS San Francisco, Los Angeles offices, and FivD. The BIM implementation plan was complex owing to the various building components, and multiple consultants, but was managed efficiently for producing the final drawings. FivD’s involvement in the project right from the schematic design stage made it possible for the team’s involvement in consultants’ coordination, incorporating major design decisions and changes made during the course of the project.
